We've Seen How Projects Fail

17 years across design, construction, and operations. Every role from labor to principal designer. Million-dollar installations, state buildings, universities, private estates. We've seen projects succeed—and we've seen them fail.

Most failures don't happen on the job site. They happen in the decision-making phase—when vision doesn't match reality, when stakeholders speak different languages, when risk isn't identified until it's too late.

That's why we moved upstream. We operate at the moment when the right decisions prevent expensive mistakes—before money is deployed, before ground is broken, before problems become permanent.

Where I Play—And Where I Don't

I've held every role from labor to principal designer. I know what $3 million plans look like when you only have $650,000. I know how projects break—and I've developed the pattern recognition to see it coming.

I do operate upstream: early-stage feasibility, scope definition, risk identification, owner representation. I bridge the gap between designers, builders, and investors who speak different languages. I coordinate teams and protect owners' interests during execution.

I don't swing hammers professionally anymore. I'm not a general contractor, and I don't pretend to be. When you need boots on the ground, I connect you with people I trust—and I stay on your side of the table to make sure it goes right.

This is where I add value: upstream of construction, where decisions determine success or failure.

Where I've Learned

The pattern recognition I bring to upstream work comes from years on the ground:

H-E-B Family Ranch | Wimberley, Texas
Design and project management for a 500-acre family compound. Landscape scope: $1.2M. Learned how to coordinate multiple stakeholders, manage scope, and deliver on complex timelines.

Texas State Capitol | Austin, Texas
Designed and installed the Firefighter Memorial landscape. Learned how to navigate government processes and institutional requirements.

Multi-Property Compounds | Lake Austin, Texas
Landscape design and installation coordination for high-net-worth residential projects. Learned how to work with demanding clients and tight budgets.

Commercial Development | DFW Airport
Current consulting work with JBJ Management on commercial development. Applying upstream thinking to real estate strategy.

How We Work

We're direct, honest, and focused on long-term value. If something won't work, we'll tell you before you write the first check. We protect your interests, not our ego. And we only take on work where we can genuinely add value.

Upstream Thinking

We operate at the moment when decisions determine success or failure—before money is deployed, before problems become permanent.

Radical Honesty

If your project won't work, we'll tell you before you write the first check. No scope creep, no hidden agendas. Just straight answers.

Owner-Side Alignment

We sit on your side of the table. Our job is to protect your investment, not to expand scope or protect our margin.

Pattern Recognition

17 years across design, construction, and operations means we've seen how projects break—and developed the instincts to catch problems early.

Trusted Network

We've built relationships with contractors, designers, and specialists we trust. When you need boots on the ground, we connect you with the right people.

Long-Term Value

We're not optimizing for the next transaction. We build things that last, and we work with people who care about impact over extraction.
